From bare shell to warm home

The owners bought a twenty-year-old unit in Bangsar. The layout was good but every surface was tired — hollow walls, buzzing fluorescent lights, a kitchen that had been untouched since the building went up. They wanted a home that felt warm, textured, and intentional — a place where every switch, socket, and light was placed with thought.

A 1,400 sq ft condominium fully renovated over 10 weeks. The owners wanted a warm, layered home that felt calm the moment they walked in — nothing clinical, nothing trendy. We rebuilt every surface: walls stripped and re-plastered, full electrical rewire with concealed conduits, custom kitchen and wardrobe carpentry in European oak, and a three-zone lighting scheme that shifts from bright morning to soft evening with a single dimmer panel.

The constraint became the concept. Low ceilings ruled out pendants, so we leaned into recessed lighting with trimless downlights and indirect coves. The result is a space that feels taller than it is — light washes the ceiling plane and draws the eye upward.

The main living space. Trimless downlights wash the ceiling plane while LED strips behind the TV console add a soft evening glow. The dining pendant is the only visible fixture — a single ceramic shade at 2700K.

The wardrobe was the tightest piece — 2.4m ceilings with a bulkhead along one wall. Every shelf and rail was measured after plastering. Integrated LED strips activate on motion.

Master bedroom

The bedroom lighting is on its own dimming zone. Wall-mounted reading sconces flank the bed at 140cm — just above shoulder height when sitting up. No ceiling lights above the bed, only soft indirect light from the cove and the sconces.

Trimless downlight

Recessed flush with the plaster ceiling — no visible trim, no bezel. The light appears as a clean circle cut into the ceiling plane. 3000K, 36-degree beam, dimmable per zone.

Shadow gap between wall and ceiling

A continuous 10mm shadow gap runs where the wall meets the ceiling. It separates the two planes and makes the ceiling appear to float. The gap conceals the LED cove strip that washes the ceiling with indirect light.

Three-zone dimmer panel

A single wall panel controls three independent lighting circuits: living, dining, and cove. Each zone has a rotary dimmer — no app, no smart switches, just a tactile knob that clicks at off. The wiring was run in concealed conduits before plastering.

European oak kitchen cabinetry

Kitchen carcasses in European oak veneer with solid oak drawer fronts. Finger-pull grooves instead of handles. Soft-close hinges throughout. The grain runs continuously across adjacent doors — each sheet was book-matched before cutting.

How we coordinated this project.

Site survey & brief

Measured the entire unit, photographed existing conditions, mapped every socket and switch position with the owners.

02

Wall preparation

Stripped old paint, repaired cracks, skim-coated all walls. Waited for plaster to fully cure before electrical rough-in.

Electrical rough-in

Ran concealed conduits, new circuits, consumer-unit upgrade. All socket and switch positions confirmed against furniture drawings.

04

Carpentry installation

Kitchen and wardrobe installed after walls were true and wiring was closed. On-site adjustment for final fit.

05

Lighting & final tuning

Trimless downlights fitted, cove LEDs installed, dimmers programmed. Scene-setting walk-through at dusk with the owners.

Designed for quiet evenings, warm light, and everyday comfort.
